Borstein Enterprises provided land acquisition and predevelopment financing in January 2011 for the community which included 121 half-acre lots adjacent to the Rosedale master planned community. The project is divided into two sites with 35 acres located at the northern half of the former nursery and 60 acres located on the southern portion of the property. Water rights were acquired during the entitlement period and both parcels were annexed into the City of Glendora after the acquisition of the property. The site is walking distance from the Gold Line rail, Citrus College, Azusa Pacific University and the Haugh Performing Arts Center. The investment was funded concurrent with an additional 3.22-acre site in Glendora which was subsequently developed as an apartment complex.
